Regular professional servicing is essential to maintain performance and prevent breakdowns. This should only be carried out by qualified technicians, as it often involves handling electrical components and accessing areas like ceilings and rooftops, which can be hazardous without proper training and equipment.
Routine maintenance labor is covered in the AMC. Spare parts or major replacements are billed separately, but we’ll always get your approval first and offer competitive pricing.
We recommend having your HVAC system professionally serviced at least 4 times a year. Regular maintenance ensures optimal performance, improved energy efficiency, and early detection of potential issues, lines and drip trays build up that need to be cleaned in order to avoid leaks. Electrics also need to be checked and filters should be cleaned to ensure that the air is as clean as possible.
If you move to a new property, no penalties apply. The unused, pro-rata value of your existing contract will be credited toward a new 12-month AMC for your new home.
If you choose to cancel your contract entirely, you’ll receive a pro-rata refund of 75% of the remaining value. A 25% retainer fee is applied to cover initial service setup, labor, and materials.
While AMCs focus on regular upkeep, Zillah Technical Services also offers major repairs, fit-outs, and renovation work upon request.

Yes — our team provides full troubleshooting and resolution for any plumbing or electrical faults that occur in your home throughout the year. You will only be charged for replacement parts, if required, and all parts supplied by Zillah are covered under warranty for your peace of mind. Please note the AMC does not cover issues external to your property’s internal systems (e.g., underground leaks, shared systems, or faults related to partner properties).
